A Host’s Guide to Doing It Right

If you host on Airbnb in South Florida, you already know the turnover window is the tightest part of the job. Guests check out at 11am, new guests check in at 3pm or 4pm, and everything cleaning, laundry, restocking, staging has to happen in between. Do it wrong and you lose a star on cleanliness. Do it right, consistently, and it becomes one of your strongest ranking factors on the platform.

I’ve cleaned hundreds of turnovers across Palm Beach, Broward, and Miami-Dade County, and the difference between a 4-star review and a 5-star review usually isn’t effort it’s knowing exactly where to look.

Why Turnover Cleaning Is Different From a Regular House Clean

A weekly home clean assumes the space is already lived-in and mostly organized. A turnover clean assumes nothing. You’re resetting the property to look exactly like the listing photos, every single time, for a guest who has zero tolerance for someone else’s hair in the shower drain. That means:

  • Every surface gets treated as first impression, not maintenance. Countertops, mirrors, and glass shower doors need to be streak-free, not just wiped.
  • Linens are a non-negotiable reset. Sheets, towels, and pillowcases get swapped every turnover, not just when they look dirty.
  • Restocking is part of the clean, not separate from it. Toilet paper, soap, coffee, dish pods guests notice empty amenities faster than a smudge on a window.

The South Florida Turnover Challenges Most Guides Skip

Generic Airbnb cleaning checklists are written for any climate. South Florida has a few problems that show up specifically here:

  • Humidity and AC condensation. Units left with the AC off between bookings develop a musty smell within 24–48 hours. Turnover cleaning needs to include air circulation and dehumidifying, not just surface cleaning, or guests will smell it the moment they walk in.
  • Sand and salt residue. If your property is anywhere near the coast, sand gets tracked in through entryways and settles into grout lines and rug fibers. A quick vacuum misses it it needs to be worked out with a stiff brush before vacuuming.
  • Mold in bathroom grout. Between the humidity and frequent guest showers, grout in South Florida units grows mildew faster than almost anywhere else in the country. If it’s not addressed every few turnovers with the right product, it becomes a visible black-line problem that guests photograph and complain about.

A Realistic Turnover Timeline

For a standard 1–2 bedroom unit with a 4-hour window between checkout and check-in, here’s roughly how the time should break down:

  • 0–10 min: Walkthrough check for damage, missing items, or anything that needs to be reported before you start cleaning.
  • 10–40 min: Strip and start laundry immediately (this is the step most hosts get wrong laundry should run in the background, not at the end).
  • 40–90 min: Kitchen and bathrooms the two areas guests scrutinize most closely.
  • 90–120 min: Bedrooms, living areas, floors, and final linen placement.
  • Last 15 min: Restocking, staging (towels folded, throw pillows placed), and a final smell-and-look check from the front door.

Common Mistakes That Cost Hosts Reviews

  • Cleaning the visible surfaces but skipping baseboards, ceiling fan blades, and behind the toilet the spots guests check when they’re looking for a reason to complain.
  • Reusing the same towel for multiple surfaces, which cross-contaminates and leaves streaks or lint.
  • Not testing that every light, remote, and appliance actually works before the guest arrives.
  • Skipping trash removal from outdoor areas like patios and balconies, which guests count as part of “the property,” not just the interior.
